New Boiler

I need to fit a new boiler as the Biasi seems to be falling apart. I think all the flats had a Biasi fitted on the conversion to flats.

Per new legislation it will have to be a condensing combi boiler which is more energy efficient but does require a waste outlet of slightly acidic water which needs to be plumbed directly in to the waste outlet (houses) or a toilet (flats).

I have asked a British Gas plumber to quote but she told me that she had already tried to fit 3 boilers in Eastside but had found it impossible everytime due to access of shared areas and flumes and plumbing of the waste pipe. That the freeholder refused all requests and the only way to fit on 2nd floor was to scaffold up to it meaning the costs were high.

Does anyone know what she is talking about and have any of you had one fitted recently? Love a recomendation of plumber too if you have and the approx cost. Many thanks in advance (flat 22)

Supporting Local Shops

Wedge Card
I found this out from Nude Magazine – it’s basically a loyalty card but for a series of local shops in and around London. I thought it was worth mentioning as a few of the shops in Hackney are part of the  Wedge Card scheme. It gives discounts and extras so its worth checking out if.

Bike storage prob

You may have got notice from Crabtree re bike storage outside flats 47 and 48. The culprit is me at 47. It is out of sight around a corner wall outside my flat . I do not  have a large cavernous flat like many , but prior to leaving it there I asked my neighbours permission – in case it was unsightly.  Could someone help me before I bellyache? When they say “the terms of your lease does not allow OBSTRUCTION in the common part areas” is there a broad definition of this or can we legally question the technical requirments?  The wall outside my flat is obcured to everyone except me and my neighbours at 48. I have noticed a small recess area at the bottom of each floor where others store their bikes – and ladders etc – do you know if it’s OK to store there?  Could anyone in the know let me know please?  Otherwise I look forward to a winter of muddy tyres being invited into my bedroom!

Bad Smells

We at Flat 7 have been noticing some rather bad smells coming from the courtyard over the past few months.

I’ve contacted crabtree properties who say they are looking into it, but does anyone have more information on the source?
